A new plan for the Sydney Bay West precinct will be disclosed in 2023

This week, the Bays West place strategy was confirmed and moved onto themasterplan phase, advancing the harbourside district's development. Themasterplan, which will be released to the public next year, will includeinformation on rezoning for the White Bay Power Station and metro sub-precinctas well as building heights and densities.

 

This will be a sizeableopportunity for developers, given Sydney's current difficulty in affordablehousing. To add to that, brand-new hotels may be constructed near the White BayCruise Terminal which will provide an advantage to tourism in the area. Theconsultation summary said that the success of Bays West will depend on carefulconsideration of key priorities for the precinct.

 

The Sydney Metro West willhave the Bays Station along its line and Bays West will maintain its maritimeand port uses, being the last deep water and land interface of Sydney Harbour.There will be dense projects surrounding the Anzac Bridge Access Road in theBays West Structure Plan 2040and beyond, and the port infrastructure will beincorporated into the surrounding area. Lastly, proposals to construct Rozelleparkland were tabled, which would boost the future benefits of low-densityhouses in Rozelle and Lilyfield.
